    ZBS Institutional Solutions is our business line for institutional investors. We are offering best-in-class investment brokerage for Real Estate debt investments. For this, we are using our expertise along the whole value chain of real estate deals from origination and analysis to structuring and placement.

    We are combining our modern, digital DNA with the years-long experience and expertise of our real estate and financing specialists. We are using state-of-the-art digital technologies for the credit and project analysis as well as the settlement of our investments. This way, we can offer fast and easy investments to our institutional clients, while keeping cost to a minimum.

    We have built an excellent network of sponsors and are systematically staking the market for project developers in Germany. This means we can see opportunities early, to evaluate potential matches against investors’ eligibility criteria.

    Institutional investors receive access to attractive opportunities from selected, established sponsors according to their investment strategy.

Markus Kreuter is Managing Director of Zinsbaustein GmbH.


He has more than 30 years of financing experience gathered in leading positions at banks and project developers and is serving as an Independent Director on the Board of Directors of Aroundtown S.A. His former employers include Deutsche Bank AG, DekaBank, Vivico Real Estate GmbH and JLL SE.

David Rosenzweig is an expert for capital markets and structuring of investment products and is responsible for our strategy and the structuring of transactions.

He has several years of experience in debt and equity capital markets as well as in the structuring and placement of securities and other financing instruments for institutional investors.

Director Acquisition

Svitlana Sidoruk is a financing and real estate expert with several years of experience in large ticket real estate financing.

She is responsible for the acquisition of financing projects for our institutional platform and for our relationships with project developers.

ZBS Institutional Solutions is a specialised broker for mezzanine capital focussing on real estate project development in Germany. ZBS Institutional Solutions is a product of Zinsbaustein GmbH, which has been active in Germany since 2016. Our credit opportunities have an attractive risk-reward profile with above-average risk-adjusted yields. In the past, over 100 transactions have been realised with selected Family Offices, endowments, High-Net-Worth-Individuals and retail investors.

After the closing of a transaction, ZBS Institutional Solutions - together with an affiliated company - acts as security trustee and provides regular reportings for the investments and associated projects.
